Paddington Central is the redevelopment of the Old Goods Yard Site adjacent to Paddington Station and is one of the largest regeneration projects in London today. When completed, this urban master plan will provide approximately 2 million ft² of office, hotel, retail, leisure and residential space.
Developed in a series of phases, ARCADIS have been retained to provide full cost management and planning supervision services for the whole master plan from site purchase in 1999 through to the completion of the latest building at 2 Kingdom Street.
At over 40 acres, the site was derelict when first acquired and presented the development team with considerable challenges. As well as having the A40(M) Westway, National Rail and London Underground lines and the Grand Union Canal as constraining boundaries, a large portion the site was also selected as the route for the proposed Crossrail project. This required the construction of an independent podium deck costing £50m upon which the future phases of the master plan would be developed.
Each phase has been designed to the highest standards to create a new vibrant, commercial hub and a landmark destination in this part of west London. This includes the award winning public space at Sheldon Square. All the buildings fully address the sustainability agenda with the most recent completions achieving BREEAM “Excellent” ratings through the incorporation of renewable energy resources such as geothermal cooling and solar panels.
ARCADIS have been instrumental in the development of the “Paddington Central” form of building contract which provides for a construction management approach to procurement whilst retaining a single point of responsibility with a main contractor for completion and rectification of defects. Shared risk and reward arrangements also feature which encourage all parties to work towards a successful outcome.
The last two buildings representing the final phase of this impressive development have both received planning consent and ARCADIS will continue to provide cost and planning supervisor services to completion.
